Halden Estates was founded by Margaux Halden in Aspen, in 2003, with one principle: a brokerage that turns down more business than it accepts. Twenty-three years and 1.4 billion dollars later, we still keep the list at eighty-two.
We represent buyers and sellers of consequential homes - the kind that change a family’s shape, or end up in a magazine, or both. We do not list condos. We do not list timeshares. We do not, under any circumstance, hold an open house on Sunday.

§ 03 · What we do
Four mandates, one standard.
We are old-fashioned about this. One agent, one client, start to finish. No teams, no transfers, no ‘showing partners’ you have not met. We bill flat fees on the buy side - we are agnostic about which house you choose, so long as it is the right one.

Buy-side representation
Independent counsel for the buyer of a meaningful house. Flat fee, billed in three stages: discovery, offer, close. We work an average of nine months per client - some have taken three years.
The opposite chair, with the same discipline. We sit with sellers for ninety days before listing - staging, photography, pricing, quietly testing the market through our private register first.
For owners of multiple homes who are tired of running them. Caretakers, groundskeepers, security, deliveries, snow, the cellar inventory, the tennis court, the helipad permits. Monthly retainer.
Acreage with a future on it. We source raw mountain land for clients building their own house, then introduce the architect, the contractor, and the patience. Five projects open at any time.
One agent, one client, the whole way through. Each principal averages nineteen years in private real estate; six have architecture degrees; three speak Mandarin; one keeps bees.

When the house is ready, tell us. Not before.
We accept twenty-four sell mandates a year. The intake process takes about ninety days - we will visit twice, hire the photographer ourselves, propose a marketing plan in writing, and quietly test the number with our private register before anything goes public.

The visit. An evening at the house, no notepads. We’d like to meet what we’re selling.

The number. Within two weeks, a written valuation grounded in three comparable closings - not three Zillow estimates.

The plan. Photography, staging notes, the campaign calendar, the private-register test, the public listing date.

The market. Median 41 days. Average 97% of list. One agent, your agent, on the phone every Friday at four.
