    Sixty minutes, in person if you're local. We don't ask what you want to buy - we ask how you spend a Tuesday morning, and whether the light in your bedroom matters more than the parking.

    The tour.

    We see every relevant home in person - 80-odd a week, on average, across three counties. You see only the ones that survive: typically four to nine, never the whole MLS firehose.

    The win.

    We don't spray offers. We negotiate two or three a year that we actually want to win - with a forty-page comp pack, a story for the listing agent, and a number we can defend on Tuesday.
